Learn why new construction is more profitable and more predictable than doing flips. 

Deal Math

Learn profit spreads, timelines, risk profiles, lot cost ratios, cost to build, comps, etc.  

Feasibility

Learn zoning, utilities, topo, floodplain, setbacks, lot coverage ratios, etc. 

Underwriting

  • Underwriting template: Land price, hard costs, soft costs, carrying costs, and exit value to hit a target profit margin.
  • Red flags: Lots and deals that look good on paper but kill profit in reality (access, off‑site improvements, entitlement risk).

Pre‑Construction Docs, Entitlements, and Plans

  • Pre‑con paperwork: LOIs, purchase and sale terms, due diligence periods, and basic contingency language from the investor’s side.
  • Entitlements and permitting: High‑level walk‑through of surveys, soil tests, zoning approvals, and permits (using your Georgia examples as case studies).
  • Architectural plans and specs: Working with architects and designers, value‑engineering plans, and standardizing a repeatable plan set.
