- Pre‑con paperwork: LOIs, purchase and sale terms, due diligence periods, and basic contingency language from the investor’s side.
- Entitlements and permitting: High‑level walk‑through of surveys, soil tests, zoning approvals, and permits (using your Georgia examples as case studies).
- Architectural plans and specs: Working with architects and designers, value‑engineering plans, and standardizing a repeatable plan set.
